Responsibilities

Development of West region portfolio plans aligned to business priorities and market context
Preparation and maintenance of market and metro plans for priority West markets
Translation of business ambition into practical real estate choices across portfolios
Collaboration with global strategy team and regional leaders to create local plans
Use of lease, occupancy, utilisation, cost, scorecard, business brief and market data for risk and opportunity identification
Analysis of briefs and delivery outcomes to improve future briefs
Identification of portfolio trends and market movements affecting decisions
Maintenance of regional dashboards, pipeline views and insight packs
Preparation of options papers, scenario analysis, business cases and senior-level recommendations
Integration of inputs from multiple specialists to create joined-up recommendations
Creation of clear audit trails from brief to approval
Engagement with regional stakeholders to test assumptions and manage trade-offs
Coordination of West retail acquisitions, branch portfolio planning and estate upgrade opportunities
Support of network planning combining business briefs, customer and market intelligence
Collaboration with Retail COE and specialist teams on customer experience and portfolio performance
Identification of opportunities to improve estate quality, client experience and business alignment
Collaboration with regional leaders to ensure strategy is executable and linked to delivery plans
Prioritisation and sequencing of regional activity
Coaching of analysts and market teams in strategic thinking and analytics
Tracking delivery of agreed strategic decisions and use of lessons learned

Requirements

Strategic portfolio judgement connecting business needs, market dynamics and real estate choices
Analytical discipline working with lease, occupancy, utilisation, cost, scorecard and market data
Executive communication skills for concise papers and presentations
Stakeholder alignment skills working across business teams and specialist functions
Delivery orientation with clear ownership, timing, risks and success measures
Significant experience in corporate real estate strategy, portfolio advisory, asset management, occupier advisory, workplace strategy, retail network planning or management consulting
Proven ability to support multi-market portfolio reviews, market plans, business cases and governance papers
Strong understanding of office and retail banking portfolios including utilisation, occupancy, lease events and market dynamics
Experience working with senior stakeholders and cross-functional teams including transactions, estates, workplace, projects, finance, legal and local market advisers
Bachelor’s degree or equivalent professional experience
