Állás leírása

Responsibilities

  • Manages property operations and oversees the activities of FM service providers.
  • Maintains proactive relationship with clients and tenants, incl. weekly client calls in English
  • Participates in the leasing of vacant premises and makes every effort to maintain the highest possible occupancy rates
  • Prepares lease agreements and lease amendments in cooperation with legal advisors and conduct negotiations with tenants
  • Ensures that all rent and service charges are billed correctly to tenants (incl. annual index adjustments) and efforts to achieve high collection rates.
  • Prepares the OPEX and CAPEX budgets and, in cooperation with the Technical PM and FM
  • Analyses budget vs. actual data on a monthly basis and prepares reports on a monthly, quarterly, and annual basis.
  • Verifies the availability and validity of all security deposits, bank guarantee and insurance policies by tenants under the lease agreements.
  • Prepares the annual service charge reconciliations and manages questions and audits by tenants
  • Participates in or supervises tenant fit-out and renovation projects.
  • Manages handovers and takeovers of leased premises to/from tenants
  • Processes tenders for subcontractors and participates in contract negotiations.
  • Maintains contact with authorities and consultants of clients, like legal and tax advisor, accounting companies, etc.
  • Verifies compliance with health and safety regulations

Requirements

  • Education: degree in economics / business administration or technical degree
  • Professional experience: min 3-5 years in commercial real estate business, incl. appropriate technical, legal, and financial knowledge
  • Languages: English (business fluent level), Hungarian (native)
  • Profound User-level knowledge of Microsoft Office applications
  • Soft skills:
