Responsibilities
Are you a confident, hands‑on facilities leader who thrives in complex, fast‑paced environments? We are looking for a FM Operations Manager to play a critical role in delivering seamless, high‑quality workplace operations across a large, multi‑site portfolio in Budapest.
In this role, you will be the driving force behind day‑to‑day site operations, service excellence, and business continuity for a 25,000 m² environment supporting around 3,000 employees. With full accountability for operational performance, cost management, and SLA delivery, you will lead both hard and soft services while balancing ongoing refurbishments alongside continuous daily activity.
More than a manager, you will be a trusted partner to the client - providing strong leadership, clear decision‑making, and practical guidance during complex projects and non‑BAU activities. Your proactive mindset, FM expertise, and customer‑focused approach will ensure a safe, efficient, and high‑performing workplace that consistently meets both client expectations and CBRE GWS standards.

What you'll do:
- Take full ownership of end‑to‑end Facilities Management operations across a complex, multi‑site corporate portfolio
- Act as a trusted advisor to the client, building strong partnerships and proactively addressing operational and business needs
- Lead, inspire, and develop high‑performing CBRE and vendor teams, setting clear standards and leading by example
- Ensure seamless delivery of hard and soft services while maintaining business continuity in a dynamic, live environment
- Drive exceptional service performance by meeting or exceeding SLAs and delivering measurable value and innovation
- Manage operational budgets, service charges, and financial reporting with strong cost control and transparency
- Oversee projects, refurbishments, and MAC activities, ensuring alignment between FM, project teams, and stakeholders
- Champion Health, Safety, Security, and Environmental compliance, actively managing risk and emergency preparedness
- Optimize vendor performance and supply chains, ensuring quality, timeliness, and commercial effectiveness
- Embed a culture of continuous improvement, leveraging best practices, data, and client feedback
Requirements
What we're looking for:
- A degree in Facilities Management, Engineering, Business Administration, or a related field (or equivalent practical experience); advanced FM certifications are a plus
- 7+ years of proven experience in Facilities Management, ideally within a complex, multi‑site or corporate environment
- Strong leadership capability with experience leading, motivating, and developing high‑performing internal and vendor teams
- Excellent communication and interpersonal skills, with the confidence to engage effectively with senior clients and stakeholders
- Solid financial acumen, including budget ownership, cost control, and financial reporting
- Hands‑on experience managing vendors, contracts, and integrated FM service delivery models
- Strong understanding of building systems, hard and soft services, and FM best practices
- Deep knowledge of Health, Safety, Security, and Environmental requirements, with a proactive risk‑management mindset
- Highly organized, analytical, and solutions‑focused, able to manage multiple priorities in a fast‑paced environment
- Fluent in English and Hungarian, with a strong customer‑focused and continuous‑improvement mentality
